ROLE PURPOSE The Senior Property Portfolio Manager is responsible for the strategic and operational management of an allocated portfolio of industrial properties, ensuring optimal financial performance, tenant satisfaction, regulatory compliance and service delivery. The role is responsible for maximising portfolio returns, driving profitability, managing leasing and new business opportunities, overseeing property operations and maintenance, and leading the property management team. The incumbent will build and maintain strong relationships with clients, tenants, brokers, service providers and other key stakeholders while identifying opportunities to grow the managed portfolio. KEY RESPONSIBILITIES Portfolio & Property Management Manage an allocated portfolio of industrial properties to ensure effective, efficient and commercially sound operations. Maximise portfolio performance, profitability and returns for clients. Oversee day-to-day property management, administration and service delivery. Monitor property conditions and ensure appropriate maintenance and repairs are undertaken. Oversee planned and reactive maintenance programmes. Manage service contractors and ensure service contracts are aligned with property requirements. Conduct and oversee regular property inspections and ensure identified issues are resolved. Oversee tenant installations and ensure projects are completed according to agreed specifications and timeframes. Ensure compliance with the Occupational Health and Safety Act and other applicable statutory requirements. Maintain accurate property records, documentation and administration. Financial Management & Budgeting Develop and manage property income and expense budgets. Monitor actual income and expenditure against approved budgets. Identify opportunities to optimise income and control costs. Monitor rental income and outstanding rent rolls, implementing corrective action where required. Monitor and provide input into financial performance and property management reporting. Oversee relevant financial and administrative processes relating to the portfolio. Leasing & Tenant Management Manage leasing activities, including prospecting, canvassing, negotiations and conclusion of deals. Develop and implement strategies to maintain sustainable occupancy and income streams. Manage tenant relationships and address tenant requirements effectively. Negotiate lease agreements within approved mandates and frameworks. Ensure lease agreements and related documentation are accurate, complete and properly administered. Monitor tenant retention, replacement and new tenant opportunities. Ensure tenant installations are coordinated effectively and delivered within agreed specifications and timeframes. Maintain strong relationships with tenants, brokers and other stakeholders. New Business Development Identify and evaluate new properties and business opportunities in line with organisational strategy. Develop and maintain a comprehensive prospect database. Proactively pursue new business opportunities to expand the managed portfolio. Prepare and deliver professional pitches, proposals, deal analyses and financial evaluations. Develop tailored presentations and proposals for prospective clients. Negotiate and conclude management agreements and mandates with new clients. Build and maintain strong relationships with prospective and existing clients. Stakeholder & Relationship Management Develop and maintain effective relationships with clients, tenants, brokers, service providers, contractors and other stakeholders. Negotiate effectively with internal and external stakeholders to achieve optimal outcomes. Liaise with local government and relevant authorities on property-related matters. Participate in business and property-related forums to promote the organisation and its services. Support relevant community and corporate social responsibility initiatives. Represent the organisation professionally in property and industry-related engagements. Team Leadership & People Management Lead and manage the property management team to achieve operational and financial objectives. Manage employee performance, development and training. Ensure team members have the required skills and competencies to perform their roles effectively. Address performance issues promptly and appropriately. Promote a positive working environment and a culture aligned with organisational values. Drive continuous improvement and professional development within the team. Compliance, Risk & Administration Ensure compliance with applicable property legislation, regulations and organisational policies. Maintain awareness of statutory requirements, including OHS, POPIA, FICA and relevant labour legislation. Ensure appropriate record keeping and administration across the portfolio. Monitor compliance with lease agreements, service contracts and property-related requirements. Identify and manage operational and property-related risks. Ensure accurate reporting and documentation across the portfolio.
